What makes Sea Mills different
An estate with national history
Christopher Addison, the minister behind the 1919 Housing Act, cut the first sod at Sea Mills on 4 June 1919, as council housing began after the First World War. The estate was finished in 1931, with C.F.W. Dening as advisory architect.
A conservation area since 1981
Bristol designated Sea Mills a conservation area in 1981 and extended it in 2008 — one of the first council estates in the country to be given that protection. The appraisal describes two-storey cottage-style houses of simple, uniform design with a limited palette of materials.
Uniformity is the point
Because the houses were designed as a set, a roof that suddenly looks different — a new colour, a different tile, an added rooflight on the front — stands out. Matching what neighbours have is not just tidiness here; it is the character the conservation area protects.
Not every Sea Mills house is built the same way
Steel-framed Dorlonco houses
Around 250 steel-framed houses were built at Sea Mills, the first finished on Sylvan Way in August 1920. The council’s appraisal records that they were identified as having potential structural faults and were repaired and over-clad in the mid-2000s.
Parkinson precast concrete houses
Precast concrete houses were also built on the estate and are flagged in the appraisal. Major roof work on non-traditional houses should take the structure into account; we will tell you if specialist advice is needed.
Traditional brick houses
Brick-built houses make up much of the rest of the estate.
Catslide roofs
The appraisal notes the catslide roofs of one house type — a main roof that sweeps down low over the front. Long, shallow slopes like this need careful attention to tile laps and eaves detailing.
